Apartments approved for the adjacent El Monte Metrolink site at 3700 Monterey Avenue

The city of El Monte has signed off on a new project that would bring housing to an empty lot next to the Metrolink station.

MJW investmentsthe applicant behind the Paseo Santa Fe development at 3700 Monterey Avenue, can now move forward with construction on a series of three-story buildings with a total of 87 townhome-style apartments and parking for 201 vehicles.

The Paseo Santa Fe design remains unchanged from the project’s initial unveiling in late 2023, and is shown in renderings featuring Spanish-style architecture, with white stucco and tiled roofs.

The plans call for three- and four-bedroom homes ranging from 1,387 to 1,837 square feet in size, each with two or three bathrooms and a two-car garage.

Of the total 3.8 hectare project site, approximately 0.79 hectare at Valley Boulevard and Monterey Avenue has been reserved for the construction of a new urban park with playgrounds, swings, benches, a picnic area, shade structures, public restrooms, art and landscaping. The project would also include construction of the El Monte Paseo, a new pedestrian walkway connecting Valley Boulevard to the nearby Metrolink station and bus station.

Construction of the Paseo Santa Fe could begin in June 2024 and be completed in June 2026, according to an environmental report distributed for the project.

The project is the latest in a series of development projects near the Metrolink station, following two affordable housing projects built a short walk east along Valley Boulevard. There have also been large, vacant lots fill with housing adjacent to the El Monte bus station a few blocks away on Santa Anita Avenue.
